Urgent please, thanks in advance for giving your time! I have rented a few rooms in my house where I also live in. This is the only home I own. Since I met my girl friend, I have been spending a lot of time in her house in a city 100 miles away for the last 10 months while also retaining my house as my primary residence. I get all my important mail (utilities bills, bank statements, auto/insurance bills, in fact all mail there) that I collect on my visits. I do spend a few days here and there every month in my house. One tenant (let's call him M) claims as of 7/26/10, he hurt his abdominal membrane causing hernia while force opening a sliding door to the backyard. Yes, the door is a little stuck and needs cleaning of the rail and a WD-40 treatment. M is 62+ years old, separated, is bipolar (behavior varies between frenzied highs/lows, good/bad remarks verbal or in email). He was suicidal during last month. He shared that while chatting with some acquaintance/friend, and police took him in for one night. He is advised by his doctor to refrain from using force due to some internal prior surgery - he shared this with me during my last visit around 7/15/10. And, now I suddenly hear about he hurting himself while opening the glass sliding door. He was admitted to Emergency with pains, and needs to go through surgery and later hospice. He is threatening to file a lawsuit. I only have a Regular Home Insurance Policy that has coverage for Medical (3000), Liability (300,000). I want to hear your thoughts/ideas about how to protect myself under the circumstances? On his request, I have given him the reference to this policy (excerpts below): Quality Plus Home (First National Insurance Company of America) Policy#: OA3712728 MORTGAGEE DECLARATIONS (Original) Policy Period: From 06/03/2010 To 6/3/2011 at 12:01 A.M. standard time at the address of the insured as stated herein. Authorized Representative: __________________________________ Hi Guys, Great information so far! I consider it my primary residence as I kept a room to myself, and had all my mail delivered there. I don't know how else you establish a house as your primary residence. Please clarify. I worked at Merced Unified School District and have a valid teaching permit as a substitute teacher. Meeting my soulmate changed everything and over the last number of months, I started living more at her place while leaving other things as they were. The whole thing started changing slowly. Can I approach my insurance rep. and ask him/her to change my policy and I would then rent the fourth bedroom also? What harm is there for me to share all this with my insurance now (now that a claim is being filed with them)? Margarita, as you say there should be no fear, let me know any cautions that I should use. Bought 4 bedroom house April 2008, got policy, kept the house to myself till August 2008, got two tenants, 3rd Jan 2009, kept Master Suite 2 myself till Oct 2009.... Read More »
